New Westminster

Situated on a south-facing hillside overlooking the Fraser River, Downtown New Westminster is unique due to among Regional Town Centres with its collection of heritage buildings, steep and narrow streets, and sweeping views of the Fraser River. As the former first capital city of British Columbia, the town centre is organized along a traditional main street (Columbia Street) framed by a wide assortment of heritage buildings, some of which dateing from the late-nineteenth century. With its steep hills, numerous heritage buildings, and expansive water views of the Fraser River and coast mountains, New Westminster continues to be a popular place to live and visit, reminding some people of San Francisco.

The Fraser Valley’s former mercantile centre, New Westminster’s historic district still provides a variety of shops and services, while its central location makes it a regional transportation hub with excellent road and transit links. For example, the City contains five SkyTrain stations as well as the western intersection of the Millenium SkyTrain Line with the Expo SkyTrain Line. Unlike many town centres, Downtown New Westminster does not have a shopping mall, instead maintaining its ‘main street’ feel. Over the past 20 years, waterfront industries have given way to residential and commercial developments, including New Westminster Public Quay, a food market on the shores of the Fraser River.

Downtown New Westminster offers large, historic, single family homes near Queen's Park and a range of condominiums. With a mix of rental (55 per cent of households) and owned properties (45 per cent), the centre’s housing choices fit a variety of incomes. Taller residential towers constructed near the two SkyTrain stations join row house and semi-detached units as popular housing choices.
Jobs
Job Chart
Downtown New Westminster boasts a large number of government and professional jobs, a college, hospital, courthouse, New Westminster Police Services and BC Assessment Authority offices. A casino developed along the centre's waterfront added a significant number of jobs, and the BC Justice Institute and Scott Paper are two other major employers.
Population
The introduction of SkyTrain connecting New Westminster to Vancouver and Surrey has made the community a choice for many young professional families to live in. In addition to the centre's transportation connections, first time homebuyers and young families are attracted by its stock of relatively affordable heritage homes. A wide variety of rental properties and high quality services and schools attracts lower income families and individuals to New Westminster.
Transportation
Located in the geographical centre of Metro Vancouver, travel to all surrounding communities is easy, especially as New Westminster is well served by two SkyTrain stations and buses that offer connections to other municipalities and local centres from a terminal on 8th Avenue.

Downtown New Westminster is also a hub of regional highways and major arterial roads. There is excellent road access to surrounding municipalities and to the United States. The nearby Alex Fraser Bridge, the longest cable-stayed bridge in the Americas, also makes commuting to Surrey, Delta and Richmond easier.
Community facilities
Downtown New Westminster boasts a number of community facilities, including theatres, schools, a hospital and the New Westminster Police Services.
One of the centre's largest facilities is Douglas College, a community college offering university transfer courses and a comprehensive nursing program. Serving over 8,000 students, the campus also includes a full gymnasium, 350-seat Performing Arts Theatre, and art gallery.
The City and Downtown also supports cultural events and festivals such as the Hyack Festival and the FraserFest.
Commercial-retail/offices
Downtown New Westminster is home to a wide range of office and commercial developments. Although many date back to the early 20th century, a number of significant new developments are located along the Fraser Waterfront, including the New Westminster Public Quay.–The Quay is a thriving public market that houses restaurants and cafes, a 100 room hotel, and New Westminster Savings Credit Union's new head office complex. The further rezoning of industrial waterfront resulted in several new development opportunity sites to the east of the Public Quay. Between 1991 and 1996, Downtown New Westminster added over 200,000 square feet of new commercial and office space.
